Oregon Real Estate Agent Compensation
As of this writing, Indeed indicates that Oregon real estate brokers make an average annual income of $92,840. We recommend inquiring about several important topics with any principal broker youre looking to work with, as these questions will impact your financial bottom line. Ask about your split, which refers to how youll share the commissions you earn. For example, some brokerages will ask for an even 50/50 split on commissions. Some brokerages will offer you a higher percentage for your split, but they may charge you a monthly desk fee.
You should also ask about your cap, the maximum amount that a brokerage will take from your commissions within a calendar year. Once youve met your cap, the rest of your commissions earned will be entirely yours to keep. Negotiating a low cap will mean more commissions will end up in your bank account.
While getting paid as a commissioned salesperson is unique from a salaried role, the benefit of commissioned sales is that it rewards people who work hard and provide excellent customer service to their clients. However, some Oregon real estate brokers prefer to ease their way into their new profession by working part-time instead of jumping in with both feet.

Real Estate Exam Content Description
As previously mentioned, there is no single national real estate exam or program of study to become a Real Estate Agent. In order to qualify to take your states real estate licensing exam, you will first have to complete a state-specific prelicensing education program. The specific course curriculum and number of hours required is determined by the real estate commission in your home state.
Once you have qualified to take the exam, you will then prepare for and take a state-administered real estate licensing exam. For most candidates, this exam will include a national portion as well as a state-specific portion. For both portions of the exam, you will be asked to show knowledge and proficiency in real estate policies, practices, terminology, responsibilities, and expectations.
In general, you should expect your real estate licensing exam to be around 100-150 multiple choice questions this includes about 60-80 state-specific questions, and about 80-100 questions related to generally universal real estate concepts. You will have between 2-4 hours to complete your exam. You should expect questions involving any or all of the following content areas:
- Real Property Characteristics
- Real Property Environmental Issues
Make sure to check your states specific real estate exam requirements to know exactly what you should expect.
How Many Questions Are On The Oregon Real Estate Exam
According to the Candidate Information Bulletin, there are 130 scored questions. However, you may see an additional five to ten questions when taking the real estate exam.
The extra items are experimental questions that are mixed in with the rest. These questions wont impact your score.
The state is testing them to see if these are good questions before using them as scored items later on.
The 130 scored items are divided into two timed portions as follows:
- Eighty questions are in the national portion covering general real estate principles and practices common to many other states.
- The state section, which focuses on real estate rules and laws specific to Oregon, contains 50 questions.
